In both new
and older properties, the best way to ensure that you are well informed about their strengths and weaknesses is to have us
give you a professional inspection. We are trained to identify problem areas both small and large that may have been overlooked

Sellers Inspection Whether you are selling your property on your
own or using a realtor, it’s always a prudent idea to have a professional home inspection. Knowledge is power. All properties
have strengths and weaknesses: we help you answer how serious the problems are, which must be immediately addressed and which

Warranty Inspection Most builders provide a one-year warranty
for new construction. Generally during this period of time the buyer develops a "punch list" of corrections for
the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent
to obtain our home inspectors list of items that will most likely be repaired by your builder at no cost to you. You will
be reassured knowing that potential problems were addressed before they grew into something that could cost you a great deal

Foreclosure Inspections

Full Inspections~Partial inspection with Photos.
Luxury Home: This is our specilty, we
take the time to do a complete through inspection. In season we will test the Sprinker system.
Each inspection varies per institution. Some want a simple exterior
assessment of the property and a few photos. Others will provide access requiring only damage assessment and what repairs
may be necessary to make the home “presentable for sale.” The vast majority of institutions are looking for
a complete inspection, knowing that a complete inspection would most likely be performed for a buyer of the property. In addition,
any comments on what areas needed cosmetic repair, such as carpet and paint/wall repair. We can meet your inspection needs.

Condo Inspection This
condominum inspection is the interior only, however we recommend you get the full inspections as you will then know the condition
of the Attic, exterior and roof. North Starr inspections is your Condo Inspector for life.

Four Point Insurance Inspection
This inspection normally consists of the following areas:
- Roof inspection
- Electrical Inspection
- HVAC (Heat,
Ventilation & Air Conditioning
- Plumbing
Pre-Divorce Inspections
This is normally performed so that both
parties find the potential problem areas of the home. This can help in the settlement process. For example if the roof needs
to be replaced. We perform a full inspection with digital photos.
You will be provided with a punch list so you can figure out what it is going to cost to fix
the identified potential problems. Remember the appraisal just gives you the value of the home not the items that require
repairs.
Environmental Hazards
Our job as your professional home inspector is to alert you, to the extent
possible, to unknown problems and potential environmental hazards in your current or potential house. Ours is a non-invasive
visual inspection of your property which can alert you to possible problems.
North Starr may alert you for additional
inspections but does not provide this service. We do provide Structural Pest Inspections with each Home Inspection as required
by the Washington Department of Agriculture.
- Asbestos: Asbestos material that crumbles easily
if sawed, scraped, or sanded into a powder is more likely to create a health hazard because it can be inhaled into the lungs,

- Lead: Lead is a highly toxic metal that was used for many years in products found in and around
our homes. In general, the older a home, the more likely it has lead-based paint. See Lead FAQ.
- Mold: There are many types of mold, and none of them will grow without water or moisture. Molds
can produce allergens, irritants, and in some cases, potentially toxic substances. See Mold FAQ.
- Radon: Radon is a naturally occurring radioactive gas found in soils, rock, and water throughout
the U.S. Radon is a threat to health because it tends to collect in homes, sometimes to very high concentrations. See Radon FAQ.
- Termites or other wood-destroying organisms: These pests cause serious damage to wooden structures
and posts and can also attack stored food, household furniture, and books. See Termite Facts.
